How the projection is built

  • 5-year history
    Observed 2025 value comes from the county appraisal district. Earlier years are backcast from observed value using the published county YoY growth rate (Texas Comptroller PTAD 2025 annual report).
  • 2027 prediction
    Forward-cast from the observed 2025 value using the same county trend. On homestead-flagged parcels, the projection is clamped to the Tex. Tax Code § 23.23 10%-per-year cap.
  • Estimated annual savings
    max(homestead-cap delta, equal-and-uniform comp delta, market-base floor) × effective tax rate × 0.70 settlement rate, less the flat 25% contingency.
  • Owner mask
    The CAD owner string is masked to initials before it crosses the network. The raw name never reaches the browser.
